We stayed at a great hotel near Vatican. Hotel Del Consoli was the best. Walking distance to Vatican and bus route to colosseum, etc.
You didn't say when you will be there. If you are there during June,July, August, A/C may be a strong consideration. Alimandi is a winner, coldest a/c we've experienced in all of Europe and the location is incredible. As you eat breakfast you can see the lines forming to enter the V. museum, it is across the street. This family will treat you well. Should find specifics in R. Steves guidebook. They have a sister hotel nearby that's probably not quite as nice, but it's been a few years since I've seen it. I would also suggest you make reservations early.
